Loft & garage conversions · NottinghamTurn unused space into part of your home.
We build loft and garage conversions across Nottingham. The space is already sitting there above your ceiling or behind the garage door. We turn it into a room you actually use.

Services
We build loft conversions and garage conversions across Nottingham. Both take space you already own and turn it into a room you use every day, whether that is a home office, an extra bedroom, a gym or somewhere for the kids.

More space without moving
Your next room might already be there
Moving costs an estate agent, a solicitor, stamp duty and a removal van, and at the end of it you are still buying somebody else’s decisions about where the rooms go.
A loft or an integral garage is space you already own, already heated at the edges, already under the same roof. In most Nottingham houses it is the cheapest square footage you will ever add, because the structure is largely there.
Why choose NBS
Building work without the usual headaches
Ask anyone who has had building work done what went wrong and you rarely hear about the brickwork. It is the not turning up, and the not being told.
Clear Quotes
A written, fixed price after the survey. You know what you are paying before anyone lifts a tool, and it does not move unless you change the job.
Proper Communication
You are told who is coming and when. If something changes you hear it from us first, not by looking out of the window at an empty driveway.
Respect for Your Home
You still live here while we work. Dust sheets down, floors protected, site cleared at the end of every day, and the radio kept at a sensible volume.
Quality That Lasts
Insulation, fire separation and structural work done to current regs, and inspected. Nothing rushed gets hidden behind the plasterboard.
How it runs
Five steps, start to certificate
- 01
Tell Us About Your Space
A call or a form. Rough dimensions and what you want the room for is plenty to start.
- 02
Free Site Visit
A genuine survey rather than a sales visit. We check head height, structure, damp and access, and say so if the space is not worth converting.
- 03
Quote and Drawings
A fixed written price with the drawings and the building control application prepared for you.
- 04
Build
An agreed programme with the same trades throughout. The work is contained, so you stay in the house.
- 05
Sign-off and Walkthrough
Building control inspects and issues the completion certificate. We walk the room with you before we leave.
05Our work
A garage we turned into a dining room
An integral single garage that had stopped holding a car years ago. The door came out and an insulated wall and window went in, the slab was damp proofed and levelled up to the height of the house floor, and the room was knocked through to the hallway so it reads as part of the house rather than a converted garage.

From the team behind Nottingham Landscaping Services
Aaron Brereton has run NLS since 2016, and it has grown a long way in that time. As it grew we took on joiners, plasterers, electricians and roofers, and those trades are why NBS exists: we had the people to do conversions properly, so we started a business that does them.
NLS is still going, still doing gardens, still the same crew. NBS is the indoor half of the same operation.

NBS has no reviews yet
We opened this year, so our own Google profile is empty. These are Nottingham Landscaping Services reviews, from the same owner and the same crew. Read them for how the team works, not for what a conversion is like.

Do I need planning permission?
Usually not. Converting a garage or a loft normally falls under permitted development, because you are changing the inside of the house rather than making it bigger. The exceptions are flats, listed buildings, conservation areas, and estates where permitted development rights have been removed. We check yours against the council records during the free survey, before you spend anything.
What about building regulations?
Always needed, and this is the part people get caught out on. A conversion without building control sign-off is not legally a habitable room, and it surfaces the moment a buyer’s solicitor asks for the completion certificate. We produce the drawings, make the application, host the inspections and hand you the certificate at the end. It is in the quote, not an extra.
How long does it take, and do we have to move out?
A single garage conversion is usually three to four weeks on site. A rooflight loft runs about five to six weeks and a dormer six to eight. You stay in the house throughout: the work is contained to the garage or to the space above your ceiling, and we clear up at the end of every day.
What will it cost?
We do not publish prices, because a fair quote depends on your head height, your structure, where the services run and what you want the room to be. What we can promise is that the survey is free, the quote is written and fixed, and it does not move unless you change the job.
Do I need an architect before I call you?
No. For a standard garage or loft conversion the drawings, the structural calculations and the building control application are all part of what we do, and they are in the quote rather than bolted on afterwards. An architect is worth involving when you are reshaping the whole house or doing something a planning officer will have an opinion about. If yours is one of those we will say so.
Can you do the garage and the loft?
Yes, and a fair few people do one and then the other once they have seen how it went. If you are thinking about both, say so at the survey: it sometimes changes the order things should happen in, particularly where the heating system or the consumer unit needs upgrading to carry the extra load. Doing that once is cheaper than doing it twice.
NBS is brand new. Why should I trust you with my house?
Because the firm is new, not the people. Aaron Brereton has run Nottingham Landscaping Services since 2016 and it holds 101+ Google reviews at 4.9 out of 5. The joiners, plasterers and electricians doing these conversions have worked alongside that business for years. We have no NBS reviews yet and we are not going to pretend otherwise, but you can read NLS’s in full, and every NBS job ends with a building control certificate you can check.
