A garage we turned into a dining room

An integral single garage that had stopped holding a car years ago. The door came out and an insulated wall and window went in, the slab was damp proofed and levelled up to the height of the house floor, and the room was knocked through to the hallway so it reads as part of the house rather than a converted garage.

Aaron Brereton has run NLS since 2016, and it has grown a long way in that time. As it grew we took on joiners, plasterers, electricians and roofers, and those trades are why NBS exists: we had the people to do conversions properly, so we started a business that does them.

NLS is still going, still doing gardens, still the same crew. NBS is the indoor half of the same operation.

Do I need planning permission?

Usually not. Converting a garage or a loft normally falls under permitted development, because you are changing the inside of the house rather than making it bigger. The exceptions are flats, listed buildings, conservation areas, and estates where permitted development rights have been removed. We check yours against the council records during the free survey, before you spend anything.

What about building regulations?

Always needed, and this is the part people get caught out on. A conversion without building control sign-off is not legally a habitable room, and it surfaces the moment a buyer’s solicitor asks for the completion certificate. We produce the drawings, make the application, host the inspections and hand you the certificate at the end. It is in the quote, not an extra.

How long does it take, and do we have to move out?

A single garage conversion is usually three to four weeks on site. A rooflight loft runs about five to six weeks and a dormer six to eight. You stay in the house throughout: the work is contained to the garage or to the space above your ceiling, and we clear up at the end of every day.

What will it cost?

We do not publish prices, because a fair quote depends on your head height, your structure, where the services run and what you want the room to be. What we can promise is that the survey is free, the quote is written and fixed, and it does not move unless you change the job.

Do I need an architect before I call you?

No. For a standard garage or loft conversion the drawings, the structural calculations and the building control application are all part of what we do, and they are in the quote rather than bolted on afterwards. An architect is worth involving when you are reshaping the whole house or doing something a planning officer will have an opinion about. If yours is one of those we will say so.

Can you do the garage and the loft?

Yes, and a fair few people do one and then the other once they have seen how it went. If you are thinking about both, say so at the survey: it sometimes changes the order things should happen in, particularly where the heating system or the consumer unit needs upgrading to carry the extra load. Doing that once is cheaper than doing it twice.
